Real estate expert in Rania: why people call Bittu first
There are plenty of people who will show you a property. Far fewer will tell you not to buy it. That difference is the whole of what Sachdeva Real Estate does.
We live here
Harish Sachdeva — Bittu to almost everyone in Rania — works in the same town he has always lived in. That is not a marketing line, it is the operating model. When you deal with someone whose reputation is in the same market as your transaction, they cannot afford a deal that goes badly for you. In a district this size, one bad deal costs more business than it earns.
We know the property before it is on the market
Very little property in Rania is ever formally listed. Families decide to sell months before they tell anyone, and the good plots are usually spoken for through word of mouth. Knowing who is thinking of selling, and who has been quietly looking, is worth more here than any portal or advertisement — and it is not something an outsider can replicate.
We give you the honest number
Sellers are told what their property is realistically worth, not what they hope it is worth. Buyers are told when an asking price is inflated, and why. This occasionally costs a deal in the short term. It is also the reason most of the work here comes from people who have dealt with us before, or been sent by someone who has.
We check the papers before money moves
Jamabandi, mutation, co-sharer consent, encumbrances, boundaries. Every time, including when everybody involved knows each other, because those are precisely the deals where verification gets skipped. If something is not right, you will hear it from us before you commit — not after you have paid an advance.
We handle the whole thing, including the tehsil
Agreement to sell, registry appointment, stamp duty, mutation after transfer. Most people do this once or twice in a lifetime and find the process opaque. We do it constantly, and stay involved until the property is properly recorded in your name — not until the money has changed hands.
You deal with one person
No call centre, no rotating staff, no being handed to a junior after the first meeting. You speak to Bittu, and he is the same person at the site visit, the negotiation and the registry. In Hindi, Punjabi or English, whichever is easier for you.
What we work on
- Residential plots and houses in Rania and surrounding colonies
- Agricultural land across Sirsa district
- Shops, godowns and commercial plots
- Rentals for houses, floors and shops, with agreements drawn up properly
Where we work
Rania and its villages primarily, and across Sirsa district — including Sirsa city, Jeewan Nagar, Ottu, Ellenabad and Kalanwali. If a property is outside that area, we will say so rather than take it on and do a poor job.
One call is enough to start
Tell us what you are looking for, or what you are thinking of selling. There is no charge for a conversation, and no obligation after it.
